All of our houses come furnished. In addition, all utilities are included in the rent along with parking. Laundry is on-site, and there is 24/7 maintenance should you require any assistance.

The rental season begins as soon as the semester starts in August. It is recommended to start looking for off campus housing accommodations as soon as possible. That way you will find something that best suits our needs because off campus housings tends to fill up very quickly

You will sign the lease with all of your roommates. When a lease states that tenants are “jointly and Severally liable” for rent, it means that each tenant on the lease is individually and collectively responsible for fulfilling all obligations stated in the lease.

The security deposit is $400 per tenant. This payment is due upon signing the lease. The security deposit is used to cover the cost of any damages that may occur throughout the year. It does not go towards your rent payment. The deposit will be returned after the unit is inspected on or about a month after you move out.

Rental payments are separated into 3 payments. Your first payment will include the security deposit upon signing the lease.

The second payment will be for the fall semester. This will be paid two months prior to the start of the lease term.

The third and final payment will be for the spring semester. This will be paid two months prior to the start of the spring semester. You will be able to pay electronically via the tenant portal app on appfolio. Credit/debit cards and ACH transfers are accepted forms of payment.

Yes. Please follow the steps below.

If you are using external funding to pay for your rent and will not receive it by the due date, you will need to submit threeitems no later than August 1:

1. A copy of your financial aid/loan agreement showing your name and the amount of aid you are receiving.

2. A $100 payment towards rent. This can be either a check dated no later than August 1, cash, money order, or an AppFolio payment.

3. A post-dated check for the remaining balance dated no later than October 15. We will not deposit the check until 10/15, allowing time for your aid to arrive. (Even though the check is post-dated, we still require it by August 1.) If you do not provide us with a copy of your loan agreement by August 1, your October payment will be considered late.

If you wish to replace your post-dated check with a different payment method (cash, money order, or make an AppFolio payment) once your loan disbursement arrives, please notify us before the date on your check. We will return your post-dated check upon receipt of the new payment.

All three of these steps must be completed by August 1 to avoid late rent charges. The same steps will be followed for the spring semester, just with different dates.

For the Spring semester rent due two months prior to the start of the semester:

1. A $100 payment towards rent is due by November 21.

2. A post-dated check dated no later than February 15 is also required by November 21st.

Yes, however, leaving valuable items behind is not recommended.

• A quality vacuum cleaner and cleaning supplies.

• Essential kitchen items (pots, pans, a toaster, silverware,

dishes, glasses, cups, etc.)

• Small garbage bins for your bedroom, kitchen, and

bathroom.

• All beds are full size

• In order to hook up cable TV and wifi, you must contact the local service provider (Spectrum)
